What are the advantages of buying property in Greece?
There are several good reasons for buying property in Greece. In general the climate is fitting: the summers are long and sunny, while the autumns and winters are considered to be one of the best seasons, at least in the areas owning to a coast line. Greece also benefits from by and large all-year sunshine.
Greece being a full member of the European Union tremendously facilitates for buying property abroad. If you are looking for a non-saturated and non-exploited real estate market with property locations with idyllic rural and seaside characteristics you may find Greece to be ideal for that. Of course this does not mean being in a remote location automatically secludes you from the rest of the world - for locations like Halkidiki are bringing more and more property buyers from all of Europe and the globe but at the same time sustaining the local feel.
Newly constructed coastal neighborhood properties like the ones we are offering are attractive permanent residences with neighborhood compositions consisting of a unique blend of both domestic owners and international ones. Home buyers purchasing property in a tightly knit micro community will have to endure a both local Greek hospitality as well as a foreign global appreciation. It is up to you, as a buyer, to decide whether such a diverse community may suit your preferences.
Considering the property quality, it has to be stressed that new houses like ours have a much higher standard of building construction and material than previous ones. This includes earthquake resistant reinforced concrete and steel foundations among other things (see Construction specifics). These homes, including the ones Greek Homes is offering pertain a warranty in case of any structural deficiencies or faults that may occur.
Because we are building permanent residences, ensuring high quality of the construction and materials used is of paramount importance. That is why we at Greek Homes have selectively chosen our materials where a large number of them have been imported guaranteeing superior quality which is consequently reflected in our estate price. The quality is superior to older houses and prices of new houses are relatively less expensive than older property acquisitions if you take into account their apparent need of renovation and modernization.
Remember that the property you buy from us is newly-built and of high-quality, that is to say you will avoid any expensive renovation costs for the near future that otherwise older estates tend to require. Buying a new home has this advantage of possessing higher standards than pervious homes and thus being more resilient to new renovation in the long-term.
Setting out money to buy a new property will make your budget more simplistic as it is a basic fixed cost you are paying, unlike renovation costs that can accrue and sky rocket for older homes.
Furthermore, buying a new home is a good investment opportunity for the future as the resale price of the property can surge rapidly over time - in particular properties with splendid views towards the sea in Greece.
Customizing your off-plan property
Buying new properties like ours, which are still under constructions or off plan, gives a prospective buyer an array of possibilities to customize the house before completion. For example as a buyer you may request a change in the plan of structure and design or suggest minor alterations or requests on for example a tile color for the floor, particular color of inner walls, door model and many more (both for the interior and exterior of the estate).
Although buying properties that are just built may have their disadvantages in respect of ruptures or defects of construction, since it is rare that all constructions go 100% by plan without some deviations and difficulties. This is quite normal for some new properties to experience minor construction problems upon completion, and our workers and architects are aware of this as well as committed to quickly identifying and rectifying any structural or design faults that may occur. Just in case, remember that upon purchase you are issued a warranty slip covering you against any defects that may arise.
